Noch heute ist das typische System \u201eFu\u00dfg\u00e4ngerzone\u201c durch Kauf- und Warenh\u00e4user und sp\u00e4ter hinzugetretene innerst\u00e4dtische Einkaufszentren gepr\u00e4gt. Das Mietniveau f\u00fcr die Einzelhandelsfl\u00e4chen erh\u00f6hte sich lange Zeit stetig. Die Digitalisierung, der wachsende Onlinehandel und nicht zuletzt die Folgen der Coronapandemie in den vergangenen Jahren brachten diese Entwicklung ins Wanken und k\u00f6nnten zu einer Neubewertung der Attraktivit\u00e4t innerst\u00e4dtischer Lagen und Funktionen \u2013 wie z. B. Einzelhandel, Gastronomie oder B\u00fcro &#8211; f\u00fchren.
